From 1st June 2020, if any of your tenants have paid a deposit of more than five weeks’ rent (where the total annual rent is below £50,000) or six weeks’ rent (where the total annual rent is £50,000 or above), you will be obliged to return any amount they have paid above those caps.

Subject to approval by both Houses of Parliament, landlords and agents will need to ensure that electrical installation inspections and testing are carried out for all new tenancies in England from 1 July 2020 or from 1 April 2021 for existing tenancies.
